For AI assistants and developers
The Worth Sheet as an MCP server
Ask Claude, ChatGPT or another assistant what an apartment building is worth and it can run this site's worksheet: value across your cap rate range and the price a financed buyer can carry at today's 10-year Treasury, each answer with its source. Free, read-only, no key.

Tools
| Tool | What it returns | Try asking |
|---|---|---|
value_at_rate | The valuation worksheet: NOI from a rent roll and a year of expenses (or your NOI), value across your cap rate range, the price a financed buyer can carry at the latest 10-year Treasury plus a spread, value per unit, and the refinance loan against your balance. | My 24-unit building nets $300,000 a year. What is it worth at a 6 to 6.5 cap at today's rates? |
rate_sensitivity | For one NOI, the loan-supported price and the income-limited loan at a ladder of 10-year Treasury levels around today's. | If rates drop half a point, how much more could a buyer pay for my building? |
get_rates_and_loan_limits | The latest 5-, 7- and 10-year Treasury yields and SOFR with their dates, and the 80% LTV and 1.25x DSCR limits from the Fannie Mae and Freddie Mac term sheets. | What is the 10-year Treasury today, and what LTV do Fannie and Freddie allow? |
Discovery file: /.well-known/mcp.json. The formulas and sources are on Sources and method, which also documents the /api/live rate endpoint.

Questions
Is there a cost or an API key?
No. The server is free, read-only and needs no key or sign-in. It runs the same formulas as the worksheet on this site and sends nothing to the desk.
Where does the rate come from?
The 10-year Treasury is the U.S. Treasury daily par yield curve, read from the same daily feed as the worksheet, with its as-of date. If the feed is behind, the site's own data file is used and its date is shown. Loan limits are from the Fannie Mae and Freddie Mac conventional term sheets.
Is the answer an appraisal or a loan offer?
No. It is an estimate from the numbers you give. Cap rates and the lender spread are your inputs; the 1.75 default spread is a placeholder, not a quote.
