Privacy policy
1. Scope
This policy describes how Janover Capital LLC ("Janover Capital", "we", "us") collects, uses, shares and protects information in connection with multifamily.forsale (Worth Sheet, the "Site"). Worth Sheet is operated by Janover Capital LLC. The policy covers this Site only; other Janover sites and third-party sites linked from here have their own policies. By using the Site you agree to this policy and to our Terms of use.
2. Information we collect
What you type into a form. The Site has 2 forms that send a request to Janover Capital. Each sends only what it asks for:
- Sell or refinance request (on /sell-or-refinance/ and the valuation worksheet): what you are weighing (refinance, sale, cash-out), property city and state, units, current loan balance (optional), timing, name, email, phone (optional), anything else you add (optional).
- Contact form (on /contact/): name, email, phone (optional), your message.
Every one of those forms also sends a few fields you don't see: the page you sent it from; on the worksheet, a summary of the numbers you entered and the value range and loan figures it showed; any campaign tags in the link that brought you here and the referring page; the consent wording shown above the button. A hidden "leave this empty" field catches spam robots; people never fill it in.
Alert sign-ups. The Treasury rate alert on /value/ asks for your email, the rate threshold you picked, and saves the alert you chose, the wording you agreed to and the time. Alert emails haven't started yet; each sign-up is stored and waits until they do. Every alert email will carry a one-click unsubscribe link.
Calculators and tools. The valuation worksheet runs in your browser. Your rent roll, expenses and other inputs stay on your device unless you send the form.
Live figures. Some pages ask this Site's own server for the latest published benchmark figures (for example the U.S. Treasury yield) as you read. That request carries no personal information.
Collected automatically. Our host, Cloudflare, processes standard technical data when you load a page, such as your IP address, approximate location derived from it, browser and device type, the page requested and the referring page, to deliver the Site and protect it from abuse.
The Site runs no analytics or advertising tools.
From other sources. If you go on to work with us on a financing, we may receive information about you or your transaction from public records, lenders and transaction parties such as appraisers or title companies.
3. How we use information
We use information to reply to you and to evaluate, size and arrange the financing you ask about; to contact you about your request by email, phone and text as described in section 5; to run, secure and improve the Site; to comply with law and legal process; to enforce our Terms; and to detect and prevent fraud and abuse. We may use aggregated or de-identified information that doesn't identify you for any lawful purpose.
4. How we share information
We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We share it only as follows:
- Lenders and transaction parties, at your direction. If you ask us to pursue financing, we share your deal and contact information with prospective lenders and the parties needed to evaluate or close it (for example appraisers, title companies and counsel). We don't send your request to anyone outside Janover Capital without your say-so.
- Service providers. Cloudflare hosts the Site and runs the database where form submissions and alert sign-ups are stored. Our email provider delivers your request to our team. Each handles the information only to provide its service to us.
- Affiliates. Affiliated Janover businesses, for the purposes in this policy.
- Professional advisors. Our lawyers, accountants and insurers, as reasonably needed.
- Legal and safety. When we believe disclosure is required by law, subpoena or legal process, or needed to enforce our agreements or protect the rights, property or safety of Janover Capital, our clients or others.
- Business transfers. In a merger, acquisition, financing, reorganization or sale of all or part of our business, information may transfer as a business asset.
5. Communications and your choices
If you send us your contact details, we may contact you about your request by email, phone and text, as described in the Terms. Consent to marketing messages is not a condition of any service. You can opt out of texts by replying STOP, opt out of marketing email through the unsubscribe link, or call (561) 559-4111 or write to hello@multifamily.forsale to change your preferences. We may still send messages about an active request or transaction.
6. Cookies and browser storage
The Site sets no cookies.
When you arrive, the page notes the referring page and any campaign tags in the link you followed (such as utm_source) in your browser's session storage, which clears when you close the tab. If you send a form, those two items go with it.
The Site does not respond to "Do Not Track" signals. Where the law requires, we honor opt-out preference signals such as Global Privacy Control; we don't sell or share personal information for cross-context behavioral advertising in any case.
7. Data retention
We keep information as long as reasonably needed for the purposes in this policy, including transaction records, legal, tax and accounting requirements, disputes and enforcing agreements. Form submissions and alert sign-ups are stored in our Cloudflare database and deleted when no longer needed for your request or our records. When information is no longer needed, we take reasonable steps to delete or de-identify it.
8. Security
We use commercially reasonable administrative, technical and physical safeguards. No method of transmission or storage is completely secure. Please do not send sensitive personal information, such as Social Security numbers or account credentials, through the Site's forms. If a transaction needs sensitive documents, we will set up a suitable channel.
9. Your privacy rights
Depending on where you live, you may have rights to know or access the personal information we hold about you, correct it, delete it, get a portable copy, or opt out of certain processing. Much of what we handle relates to commercial transactions and may be exempt from some state privacy laws; we honor valid requests as the law requires. To make a request, write to hello@multifamily.forsale or call (561) 559-4111 with your name, contact details and what you're asking for. We may need to verify your identity first, and we won't discriminate against you for exercising a right. Authorized agents may send requests with proof of authorization.
10. Children
The Site is a commercial finance site for adults. It isn't directed to anyone under 18, and we don't knowingly collect their information. If you believe a minor has sent us information, contact us and we will delete it.
11. Users outside the United States
The Site is operated from and intended for the United States. If you use it from elsewhere, your information will be transferred to, stored and processed in the United States, where privacy laws may differ from yours.
12. Third-party links
The Site links to the U.S. Treasury, the Federal Reserve Bank of New York and janoverinsurance.com. This policy doesn't cover those sites; read their policies directly.
13. Changes to this policy
We may update this policy. The new version will be posted here with a new effective date. Using the Site after it's posted means you accept it.
