Disclosures
Who we are
Worth Sheet is published by Janover Capital LLC, a commercial mortgage brokerage. We arrange financing; we don’t lend our own money or make credit decisions. Only a lender can approve a loan, and only in a written commitment.
Not a real estate broker
We don’t list or sell property, and we don’t refer sellers to real estate brokers for a fee. If you’re weighing a sale, the desk can talk through the financing side: payoff, prepayment cost and what a buyer could borrow. For the sale itself, hire a licensed real estate broker of your choosing. A request you send goes to Janover Capital only; we share it with a lender only when you ask us to take a loan to market. We don’t arrange consumer mortgages or loans on 1-4 unit or owner-occupied homes.
Estimates, not appraisals
Worksheet results are estimates from the numbers you enter and from published rates. They are not appraisals under the Uniform Standards of Professional Appraisal Practice, not a broker’s price opinion, and not offers to buy or lend.
Business-purpose loans only
The refinance requests this site takes are for commercial loans on apartment buildings of five or more units.
How we are paid
If a loan we arrange closes, Janover Capital LLC may be paid by the borrower, by the lender, or both. The amount and who pays it are set out in writing before you sign a loan application or engagement letter.
No government or agency affiliation
We are not Fannie Mae, Freddie Mac, HUD or the U.S. Treasury, and are not endorsed by them. Their public documents are cited as sources.
Not investment, legal or tax advice
A sale can carry capital gains and depreciation recapture tax. Talk to your own tax adviser before you decide.
Licensing
Some states license commercial mortgage brokers, and the rules differ by state and loan type. Ask hello@multifamily.forsale which licensing applies to a loan in your state.
